EU Reit: Future or fiction
- The introduction trend in respect of tax-transparent REIT systems within the European Union is still growing. Italy for example has enacted the new SIIQ regime in January 2008. In spite of theThe introduction trend in respect of tax-transparent REIT systems within the European Union is still growing. Italy for example has enacted the new SIIQ regime in January 2008. In spite of the identical tax-transparent structure, the current European REIT structures are differ to their regulations. These differences are tended to result in macroeconomic disadvantages. Based on the on going REIT trend, real estate experts have started a discussion regarding one harmonised EU REIT. This debate is also the content of the degree dissertation. The current REIT situation establishes tax-discrimination and is connected with further disadvantages. An EU REIT could be the solution in several arguments. However, to hamper tax-discrimination an taxation law amendment would be necessary. Taxation is the most difficult topic in the European Union. Based on the Unanimity Rule, 27 member states have to be agree the change of the taxation law. However without a tax-harmonization, an EU REIT will be only still a pie in the sky.…
